Question: How Often Will My Property Be Reassessed?

Answer: Property reassessments in Allegheny County are conducted every three years. The most recent assessment figures are based on the estimated market value of the property as of January 1, 2002 (unless otherwise updated due to permits, appeals, corrections, flood loss or catastrophic loss) and go into effect for the 2006 tax year. County-wide reassessments will next be conducted in 2008 for the 2009 tax year. Appeals of these triennial assessments must be filed by the posted date for that year - generally the beginning of May. Property assessment appeals have been extended for 2006. The new filing deadline for assessment appeals is March 31, 2006.

If you make any physical changes to your property, such as a addition, you may receive an annual assessment notice reflecting the change in your property's value. Unlike the triennial reassessment's these annual notices of assessment change must be appealed within 30 days of the official mail date on the notice using the Special Appeal Form.
